ABOUT THE ROLE:

Our client is seeking a detail-oriented, proactive Project Manager/Estimator to join their Weatherproofing Division (New Work Department). This dual role position is crucial to the success of our projects, as it combines technical estimating expertise with hands-on project management.

The ideal candidate will be responsible for preparing accurate cost estimates, analyzing project specifications, researching materials and systems, and managing all phases of waterproofing projects—from preconstruction through closeout. This includes overseeing client communications, coordinating field operations, monitoring budgets and schedules, and conducting risk assessments to ensure quality and safety standards are met.

Success in this role requires strong analytical thinking, problem-solving capabilities, and a deep understanding of waterproofing systems and construction practices. Candidates must demonstrate excellent communication and interpersonal skills, as well as superior organizational and time management abilities.


Essential Duties & Responsibilities

  • Responsible for estimating and managing commercial construction projects from start to finish

  • Review project plans, specifications, and other documents to develop accurate cost estimates

  • Analyze and interpret project blueprints, drawings, and specifications to accurately estimate material, labor, and equipment costs

  • Prepare take-offs, the scope of work, and bid packages for commercial construction projects

  • Communicate with subcontractors, suppliers, and vendors to obtain quotes

  • Analyze bid results and prepare detailed proposals and cost estimates for clients

  • Manage commercial construction projects from pre-construction to project completion, ensuring that projects are completed on time and within budget

  • Monitor project progress and communicate with clients, subcontractors, and project team members to ensure that project goals are met

  • Develop project leads.

  • Coordinate and manage all projects and activities, including scheduling, budgeting, and quality control

  • Ensure that project documentation, including contracts, change orders, and project reports, is completed accurately and on time


Education & Experience

  • Minimum education level of a bachelor’s degree in construction management or a related field

  • The ideal candidate will have at least 3-5 years of experience in commercial construction, preferably in waterproofing or restoration

  • Proven experience in estimating and managing construction projects from start to finish

  • Understanding of construction methods, materials, and costs

  • Proficiency in reading blueprints, specifications, and technical documents

  • Ability to budget, schedule, negotiate, and control costs.

  • A high degree of familiarity with contract and subcontract documents, terms, and conditions

  • Familiarity with construction management software (e.g., Procore, Bluebeam, Microsoft Project)

  • Excellent negotiation and client-facing communication skills

  • Ability to manage multiple projects simultaneously

  • Experience with Specialty Contractors or a "Self-Performing" contractor preferred

  • Strong leadership and management skills


WORK ENVIRONMENT:

As a Project Manager, the employee will be subject to an office and job site/field setting. Work environments may include but are not limited to the following: seasonal temperatures, high spaces, small spaces, loud and frequent noises, standing/walking for up to 12 hours a day, indoor/outdoor settings, and areas close to traffic.


TRAVEL:

To and from job sites is required. Our client will compensate for travel expenses if applicable.
